Fast, non-intrusive exterior checks designed to catch visible issues before they escalate, ensuring you never return to Spain to an unwanted surprise.
Before you leave Spain, or through your local representative, we arrange a brief handover for your gate or perimeter access keys. If you are already abroad, we simply email or WhatsApp a PDF copy of our agreement for you to print, sign, and send back a photo/scan, or sign digitally. We issue a signed Key Handover Receipt so you have a formal record of keys entrusted to our custody.
Your keys are tagged with an anonymous blind code number (such as HCA-042). We never attach your name, street, or town to keyrings. Keys are locked safely in a wall-anchored steel safe at our base and only removed on the day of your scheduled visit.
If a key were ever dropped in transit, an unauthorised person has no way of knowing which property, street, or town it belongs to. Your home address is never exposed.
We visit your property according to your chosen schedule. We perform a fast, focused exterior inspection designed to catch early weather damage and instantly spot any signs of trespassing or unauthorized access.
Beyond catching seasonal storm damage early, our consistent physical presence is your best defense against unwelcome guests. Regularly checking your perimeter actively prevents your home from looking unoccupied and vulnerable to squatters or trespassers.
Before we even leave the site, we send an update directly to your phone. You receive a time-stamped photograph showing your property with a clear status confirmation: ALL CLEAR & SECURE.
If we discover any anomalies during the inspection—whether it is early weather damage, a potential leak, or a security concern—we will immediately send you focused images of the problem alongside a clear, objective description so you are never left guessing.

Whether your home is a coastal villa in Nerja, a townhouse in Torrox, or a country cortijo in Frigiliana or Cómpeta, our visual inspections focus on four critical vulnerabilities.
Comprehensive boundary inspection verifying that driveway gates, perimeter fencing, and boundary walls remain intact, latched, and secure. We inspect all exterior padlocks and entry gates for signs of tampering, forced entry, or uninvited visitors. Crucially, we clear away unsolicited flyers, delivery leaflets, and accumulated mail from gates and letterboxes that tell opportunistic scouts a villa is unoccupied, keeping your home visibly active and monitored.
Early detection of seasonal weather impact following heavy autumn DANA cloudbursts or fierce mountain windstorms. We physically inspect terrace drains, scuppers, and rainwater gullies to ensure they are completely clear of debris, pine needles, and calima dust before standing water causes structural leaks. We check roof tile alignment, exterior light fittings, awnings (toldos), and terrace retaining walls for visible shifts, water ingress, or storm impact.
Physical verification of all ground-floor access points, including main entrance doors, patio sliding doors, and window security grilles (rejas). We check that lock cylinders are fully seated, deadbolts engage smoothly without sticking, and exterior roller shutters (persianas) are lowered, secure against heavy gusts, and free from salt-air oxidation or track jamming.
Visual monitoring of swimming pool water levels and general surface condition. In hot Mediterranean summers, rapid evaporation causes water levels to drop below the skimmers, starving the pump and risking motor burnout. Following heavy rains, we ensure skimmer baskets and overflow weirs are not blocked by storm debris. We confirm water clarity and report any obvious surface anomalies or equipment leaks.
How we handle unexpected situations, weather events, and property access.
Safety is always the first priority. We will never enter a compromised building or confront anyone. We immediately retreat to a safe location outside the property, phone you directly, and send real-time photos and video via WhatsApp. You decide whether to contact the police (Guardia Civil / Policía Local via 112) or instruct alternative steps; we do not call the police directly without your explicit direction.
No. To protect your complete privacy and security, our service is strictly exterior and non-invasive. We inspect perimeter gates, entrance locks, exterior window shutters, terrace drainage, and exterior boundaries. We do not enter private home interiors or release keys to third-party cleaners or tradespeople.
Your keys are tagged with a blind reference code and stored in a heavy, wall-anchored steel safe at our base. Only the keys scheduled for visits on that specific day leave our safe. Our key custody is fully covered by our Spanish public liability insurance policy.
If a major storm hits our area, we offer priority post-storm checks. Clients on our Fortnightly and Weekly care plans receive priority scheduling to inspect roof tiles, terrace drainage, and exterior walls so any issues are caught before water penetrates inside.
